The client of this mid-terrace house in Benfleet in Essex wanted more space and, as planning was restricted on the property in terms of extending upwards, the client commissioned the services of AP Gooch Ltd to underpin the existing footprint and create a new basement into the garden area.

Methodology

The structural engineer and architect drew up the underpinning schedule for the existing footprint and designed a reinforced concrete new build area that extended down and out into the existing garden of the property. AP Gooch was able to take the project from the design stage through to completion. The scope of works included all the structural work, concrete box formation, underpinning and assembling the new steel superstructure. In addition, AP Gooch designed and installed the Newton System 500 Type C Cavity Drain system to create a Grade 3 habitable environment. This involved mechanically fixing the Newton 508 8mm dimpled sheet membrane to all retaining walls in the basement and citing the Newton Basedrain into a rebate at the wall/floor junction. One this was fitted, Newton Lime Inhibitor was applied to all basement surfaces prior to the installation of Newton 520 membrane to all basement floor areas. The Newton Basedrain was then directed into a Newton Titan Pro sump system with 2 x Newton NP400 pumps and battery back-up system. The floor area was then covered with insulation, underfloor heating and a screed. The internal finish on the project was plasterboard onto a timber frame in front of the membrane.

Result

The entire project was completed under budget and AP Gooch were able to guarantee all aspects of the build under the one banner.
